Down payment assistance grants and loan alternatives
A grant and a second mortgage are different products. Colorado CHFA’s down payment grant requires no repayment; its separate second mortgage option defers repayment until specified events. Colorado CHFA: down payment assistance.
A forgivable loan has conditions. Connecticut’s Time To Own forgives 10% of principal each year through year ten; it is still a loan until its forgiveness requirements are met. Connecticut CHFA: Time To Own.
Deferred does not mean forgiven. Florida Assist is explicitly non-forgivable; repayment is postponed until events such as sale, refinancing or the end of owner occupancy. Florida Housing: homebuyer assistance.
Down payment assistance grants
These recorded programs are classified as grants or conditional grants. Read their terms and official eligibility rules before applying.
Down payment assistance by state
This is a selection of state housing finance agency programs and partnerships, not every available program. Some serve specific communities. Funding, eligibility and repayment conditions can change; confirm the current terms on the official page before applying.
Tennessee’s program terms await verification. West Virginia’s program is confirmed, but its repayment schedule still needs confirmation. Neither entry is presented as a grant.
