Example inputs and maximum-rate rules

SBA 7(a)

The example uses $100,000 at an illustrative 10% for 10 years. The term follows SBA’s general repayment guidance; the amount and rate are examples, not a lender quote. Longer terms depend on the use of funds.

Terms and rate limits from SBA
  • SBA 7(a) loans provide up to $5 million through participating lenders for purposes including working capital, equipment, real estate and business ownership changes. SBA: 7(a) loans. Last checked .
  • Repayment is generally ten years or less, with longer terms for real estate or equipment whose useful life exceeds ten years. The general maximum is 25 years; qualifying real-property construction or improvements may allow an additional construction period. SBA: 7(a) terms, conditions and eligibility. Last checked .
  • A variable 7(a) rate is a permitted base rate plus a negotiated spread, limited by loan size. The regulation names prime and SBA’s Optional Peg Rate and allows SBA to authorize alternatives. The ceilings below are percentage-point spreads, not a quote of today’s total interest rate. eCFR: 13 CFR 120.214. Last checked .
  • For loans of $50,000 or less, the maximum variable rate is the base rate plus 6.5 percentage points. eCFR: 13 CFR 120.214. Last checked .
  • For loans over $50,000 through $250,000, the maximum variable rate is the base rate plus 6.0 percentage points. eCFR: 13 CFR 120.214. Last checked .
  • For loans over $250,000 through $350,000, the maximum variable rate is the base rate plus 4.5 percentage points. eCFR: 13 CFR 120.214. Last checked .
  • For loans over $350,000, the maximum variable rate is the base rate plus 3.0 percentage points. eCFR: 13 CFR 120.214. Last checked .
  • Fixed-rate 7(a) loans have separate maximums that SBA publishes periodically. SBA directs lenders to its Fiscal Transfer Agent publications for the current schedule. Ask the lender to identify the applicable fixed-rate ceiling and give you a written rate and fee quote. eCFR: 13 CFR 120.213; SBA: 7(a) terms, conditions and eligibility; SBA: current fixed-rate publications. SBA 504 (CDC/SBA portion)

The example uses $100,000 at an illustrative 10% for 20 years. Twenty years is one of the CDC/SBA terms recorded below. The amount and rate are examples, not a current 504 rate.

Terms and rate limits from SBA
  • The $5 million limit generally applies to the borrower and affiliates’ outstanding 504 balance. The $5.5 million per-project limit covers qualifying small manufacturers with all production facilities in the U.S., projects reducing energy use by at least 10%, and qualifying renewable-energy projects. eCFR: 13 CFR 120.931. Last checked .
  • The CDC/SBA portion provides long-term fixed-rate financing, with 10-, 20- and 25-year terms. SBA describes the rate as an increment above the market rate for ten-year U.S. Treasury issues. The separate senior-lender loan has its own terms; its rate must be reasonable and cannot exceed SBA’s published third-party-lender maximum. Request quotes for both portions. SBA: 504 loans; eCFR: 13 CFR 120.921. Last checked .

SBA microloan

The example uses $10,000 at 10% for 7 years. The example rate is within SBA’s recorded typical 8%–13% range; it is not a quote or a maximum. Seven years is the maximum repayment term.

Terms and rate limits from SBA
  • SBA microloans provide up to $50,000 through approved community intermediary lenders for small businesses and certain nonprofit childcare centers. The maximum repayment period is seven years. SBA: microloans; eCFR: 13 CFR 120.707. Last checked .
  • SBA describes typical microloan rates as 8%–13%; that is a general range, not the legal ceiling. Under 13 CFR 120.707, the maximum is the interest rate on SBA’s loan to the intermediary plus 8.5 percentage points for loans of $10,000 or less, or plus 7.75 points for larger loans. SBA: microloans; eCFR: 13 CFR 120.707. Last checked .

How the estimate works

Assumes equal monthly payments and an unchanged annual interest rate for the full term. Excludes fees, down payments, closing costs, balloon payments and payment deferrals. A variable rate can change your payment and total interest. This is an estimate, not a loan offer or APR calculation.

Payments use standard monthly loan amortization. At 0% interest, the payment is the amount divided by the number of months. Totals use unrounded payments; your lender’s rounding may differ.
